4 reviews to 45 in 60 days.
Creek Valley Properties, a manufactured-home brokerage in Troy, Michigan. Day one is the day the review system went live. Day sixty is the second screenshot.
- What
- Their public Google listing, as anyone sees it
- Who
- Justin Ibe, the owner
- How
- A text and an email to each customer after the job, one reminder if they forget, and a reply to every review
- Not done
- Nothing bought, nothing filtered. Every review is from a real customer, in their own words
- Check it
- Google "Creek Valley Properties Troy Michigan" and count
In his own words.
Two texts from the same client, a few months in. He's a broker, not a mover, and the listing still puts four to six move inquiries a week in his phone.
- What
- Text messages, unedited. The yellow marks on the first one are his phone's search highlights, not mine
- Who
- Justin Ibe, owner of Creek Valley Properties
- Context
- The message before the first one was about a buyer "desperate to find quality movers" who had just found him on Google
Two minutes, his phone, no script.
Justin recorded this himself. It's about the other work we did for him: a quote page that gets quotes out faster and an app that lists homes without logging into the back office. Same client as the reviews and texts above.
- What
- Video testimonial, 2 min 1 s, recorded by the client

Hey, what's going on? My name is Justin Ibe with Creek Valley Properties. We are a manufactured home brokerage and a real estate development company that specializes in workforce housing with single-family homes, and I want to just take a second to really, really show my appreciation and just the overall satisfaction that I've had working with Brandon Boyd and his team over at Lead Kulture.
One of the things I really enjoyed working with Brandon is that he really does a good job of trying to get an understanding of your business. He understands that not all businesses are the same, and even if they are in the same industry you could be having different types of challenges. What he was able to do for our business: we were trying to figure out a better way to implement quotes a lot quicker and a lot more efficiently. He totally upgraded one of our pages on our website, so now our clients are able to submit information to us and in exchange we're able to get quotes out to them as quickly as possible, by allowing us to integrate it into the system that he's created in order to get quotes out faster to our clients.
Also, when we're listing homes for clients as a brokerage, it takes a while to log into the back office and put homes up on the website. Brandon actually created an online app for our company so that we're able to put our homes out for listing much more efficiently, and it allows us to communicate with our real estate partners to get the homes out much more quickly and efficiently as well.
So I just want to take a quick second to show my appreciation to Brandon Boyd and all the guys over there at Lead Kulture, and I would recommend anybody, if they're looking to streamline their business in regards to AI and technology and just being overall more efficient, I think Brandon's who you need to call. Thanks so much.
What was done to get there.
No tricks in any of it. Everything on this page came from some mix of these four things, done every week. They work for any business whose customers search Google before they call.
- Google Business Profile, fixed and then worked weekly. Right categories, every service listed, every service area added, photos and posts every week, questions answered, fake listings crowding the map reported.
- Reviews asked for after every job. A text and an email with the review link while the customer still remembers your name, one reminder, and a reply to every review in your voice.
- A page for every area and service you want calls from, submitted to Google and tracked, so the map above turns green in the towns around you and not just your own.
- Tools when the business needs one. Creek Valley's quote page and listing app are in the video. If a repeat task is costing you an hour a day, that's usually the first thing I build.
Check it yourself.
Nothing on this page needs you to take my word for it.
- Google "Creek Valley Properties Troy Michigan", open the listing, and count the reviews. Read the dates and the names; they're real customers.
- Open any screenshot above at full size. Dates, star counts and review counts are the ones Google showed that day. Nothing has been cropped out of a number.
- Want the same map run on your business? Text me your business name and city. I'll run the grid on your listing and send it back, usually the same day, no call needed.
Brandon Boyd, Lead Kulture.
Texas, working with businesses anywhere in the U.S. If you want to see any of this live, a login, a report, the review system sending, text me and I'll show you on a screen share.
Texting is fastest. Calls are fine too. More proof gets added here as clients send it.
